Our Process
Here’s a step by step guide as to how we work. As you can see, we’re prepared to do quite a lot for you before there’s any obligation and money changing hands (Step 6).
Step 1 Working out if what you want is achievable
This is a free service we call a Feasibility Check. You don’t even have to call us. You just click the link in the menu and send us your details so we can take a look on Google maps, then check Council records if need be, and make sure what you want to do can be done.
Step 2 Agree on an initial floorplan
Once we’ve established a potential building footprint, we work with you to make sure the windows, doors, and internal walls are all in the right place for where the unit is to be situated.
Step 3 Agree on a specification
We go through which cladding you want, whether or not there’s a deck, and any other details we need to be able to work out the building costs.
Step 4 Site visit
One of us meets you onsite to make sure we haven’t missed anything, and to go over the proposed building footprint with a tape measure.
Step 5 Provide a fixed price quote
We look at what’s required from the start of the project through to completion and provide a fixed price quote for your unit.
Step 6 Provide a Sale & Purchase agreement
Once the quote is accepted we prepare a S&P agreement complete with specifications, milestone playment plan, and building timeline. Upon signing, a $10,000 deposit is due.
Step 7 Send through the framing plan. Decide on external colours.
We send through the draft details to Steel Frames Direct, and they send back a 3D render along with the framing plans. We also get a feel for how you want the unit to look, and send through coloured elevations like this until you’re happy. This is only important here as we need to know the colour for the aluminium joinery. Other colours can be changed down the track.
Step 8 Order the framing, aluminium joinery, and working drawings
The first milestone payment is due here as the framing and joinery are non-returnable. Whether or not you need a consent, we also have a proper set of working drawings done showing how the unit is built to code.
Step 9 Erect the framing and roof onto the floor
This is the point where you can walk around the floor and get a real feel for room sizes and living spaces. When this stage is complete, another milestone payment is due.
Step 10 Close in the building
We thermally wrap and brace the framing, fix the exterior cladding and roofing, install the windows and doors, and seal off all the flashings. On completion, a milestone payment is due.
Step 11 Internal linings and electrical fittings done
This is when all internal cladding, finishing, flooring, lights and plugs are completed, with the final milestone payment being due when done.
Step 12 Kitchen and bathroom units installed
This step is self-explanatory. Some of this may be done on site if it makes better sense to do so.
Step 13 Unit delivered
Once we’ve delivered and situated the unit, the final payment is due and risk passes to you (for insurance).
During these steps we look after all Council liaison, foundations, connections to services, and provide you with online updates so you can follow progress.
